Selling Your Land in Raleigh NC: For Landowners

Your land has a story. We'd like to hear it.

Whether you've held your property for decades or just inherited it last year, selling land is personal. We start every conversation by listening – no pressure, no pitch, just listening. Then we take an honest look at what your property could become.

How it works

1

We talk. Tell us about your property and your goals. No forms, no obligations.

2

We evaluate. Our team reviews your land's development potential and market fit.

3

We make an offer. Clear terms, fair price, no surprises.

4

Honesty. We study the property. We confirm our lot yield assumptions from Step 2 by identifying and clearing all obstacles to develop your land.

5

We close. We work together on a timeline and process that makes sense for everyone.

Why Landowners Choose Us

We buy land differently.

Most developers send you a letter, make a lowball offer, and hope you don't know the market. We think you deserve better than that.

Selling land isn't like selling a house. There's no MLS listing, no open house, no simple comp down the street. Land is complicated — and the people buying it should be honest about that.

We sit down with landowners and walk through exactly how we evaluate a property: what the zoning allows, what the infrastructure costs, what the market supports, and what that means for what we can offer.

When you call R&R, you're talking to actual decision makers — not a local rep working for an out-of-state company, and not a junior acquisitions team reading from a script. Our entire operation is based here in the Triangle, and the people you meet are the people running the project.

We've been doing this across the Triangle for over 20 years. Most builders, municipalities, and engineers in the area know us. That experience means we can move quickly and close on our commitments.

The Process

From first call to closing day.

No jargon. No runaround. Here's exactly what happens when you reach out.

01

Initial Conversation

Call or email us. Tell us about your property — size, location, and what you're thinking. We'll share what we know about the area and whether it might be a fit. This step takes about 15 minutes.

02

Property Review

Assuming all the owners want to move forward with inquiring about selling your property, we research your parcel: zoning, utilities, topography, flood maps, school districts, and current market demand. We visit the site. This takes 2–4 weeks depending on complexity.

03

Written Offer

If all the Sellers want to continue exploring selling the property and it fits our criteria, we present a written offer. We walk you through the numbers — how we got there, what the land supports, and what the business terms mean in plain language.

04

Due Diligence & Closing

Once you accept, we handle the engineering, environmental, and permitting work at our cost. We work together on a closing plan and inform you of notable progress.

Property Criteria

What kind of land are we looking for?

We evaluate every property individually, but here's a general sense of what fits our development model.

10+ Acres

We typically look at parcels of 10 acres or more. Smaller infill tracts in high demand areas can work, but most of our projects start at 10 or more acres.

Triangle & Surrounding Counties

Wake, Johnston, Harnett, Franklin, Nash, Wilson, Wayne, Sampson, Lee, Chatham, and surrounding areas. Within an hour of Raleigh, we're interested.

Single or Multiple Owners

Family estates, trusts, partnerships — we've worked through every ownership structure. Complex title situations don't scare us off.

Fair Market Offers

We price based on actual development potential, not a discounted "we'll take it off your hands" number or the converse which is an overly inflated number that sounds good but will never lead to a closing. You'll see exactly how we arrive at our offer.

FAQs About Selling Land in the Raleigh NC Area

Questions we hear from landowners.

How long does the whole process take?

Every property is different. Timelines depend on factors like zoning, environmental conditions, and infrastructure requirements. What we can promise is clear communication — you'll always know where things stand, what's next, and any delays we are encountering.

What if my land has issues — wetlands, easements, old structures?

Those are our problems. Every piece of land has constraints. We handle those obstacles as we encounter them and factor them into our offer if they are known at the beginning of the process. Issues that scare off other buyers or the uninitiated are things that many times we can solve.

Can I keep living on my property during the process?

Absolutely. Many of our sellers continue to live on or use their property through the due diligence period and up to closing.

How do you decide what my land is worth?

We evaluate the development potential — how many homes the land can support, what infrastructure it needs, and what builders are paying for similar lots in the area.

What happens to my land after you buy it?

We develop it into a community — roads, utilities, parks, and individual building lots. We sell those lots to homebuilders who construct quality homes. We're happy to share our vision for the property.
